Custom Property Cartography for Real Estate Marketing and Visitor Orientation

Overview

Merrill L. Thomas, Inc. needed a map that could communicate the character of the Twin Ponds property more effectively than a conventional parcel or survey map. Prospective buyers needed to understand not only boundaries, but also trails, roads, wetlands, waterbodies, terrain, and the relationship between developed and natural features. Green Goat Maps designed a custom property map for use across marketing and presentation materials.

This map illustrates the Twin Ponds area, highlighting its natural topography, surrounding parcels, and infrastructure. Features include borders for Twin Ponds, DEC lands, and nearby properties, along with road and trail networks. Insets provide regional context, pinpointing distances to nearby towns like Malone and Saranac Lake.

Scope of Work

Green Goat Maps was contracted to map property boundaries, trails, roads, wetlands, waterbodies, landmarks, and topography; establish an intuitive legend and cartographic hierarchy; and develop a design flexible enough for use in brochures, signage, presentations, and digital marketing.

Key Deliverables

The finished map combines topographic context with clear representations of natural and built features. It was designed for multiple output formats so the client could use a single cartographic product across several stages of the marketing process.

Challenges & Solutions

The challenge was presenting enough detail for a buyer to understand the property without making the map look technical or cluttered. Green Goat Maps simplified complex geographic information while retaining the features that help communicate the property's scale, setting, and recreational character.
